The management of the VvE Bedrijfsruimten is done by the owner of the business premises Hoorne B.V. For the VvE Bergingen this is Stadgenoot.
In addition to being board members, the board members are also owners and members of the VvE. Board decisions are taken democratically, unanimously or by a majority of votes and within the powers and mandates given to the board by the deed of division, the model regulations and the AGM.
The boards of the VvEs act as boards jointly and neutrally, not in a personal capacity, and without personal involvement or preference in making decisions.
What are the tasks of the board of the VvE?
A board is appointed by the AGM (general members' meeting), represents the joint interests of the VvE and represents the VvE to third parties (e.g. in legal proceedings). A board arranges domestic and technical matters and executes the decisions of the AGM.
A board is also responsible for concluding maintenance contracts for the common area, taking out insurance (main division), drawing up the budget, managing the financial documents, and calling meetings. The VvE is supported in these last tasks by the administrative manager. Both the VvE Homes, Parking Spaces and the main division are placed with VvE Beheer Amsterdam, account manager Bas Wensink, for the administrative management.
What are not tasks of the board of a VvE?
A board is not a concierge, caretaker, technical service or cleaning service.
A board does not in principle resolve personal disputes between residents/owners unless they relate to the general interest and/or the common areas. A board does not resolve problems within your home.
