Nice that you are taking a look at this page. The Geuzenpoort building is located in Geuzenveld (Nieuw West) between the Sam van Houtenstraat and the Lambertus Zijlplein, close to arterial roads but also by tram or bus you can quickly reach the city center, Sloterdijk station or Schiphol.


In the immediate vicinity there are parks, primary schools, childcare, a petting zoo and playgrounds. On the Lambertus Zijlplein there are various shops and on Mondays there is a market. The Sloterplas with water recreation, the Sloterparkbad, various sports fields, tennis courts and a golf course are a stone's throw away as well as the Plein 40-45 shopping center and the Osdorpplein.

 

We are proud of our beautiful building and the active board is committed to keeping it that way. There is camera surveillance, regular cleaning and window cleaning, maintenance contracts and of course there is a MJOB (Multi-year maintenance budget). All insurances (building, glass, administrative liability, legal assistance, WA and volunteer insurance) are provided by ABNAmro/Nationale Nederlanden and DAS.

 

The VvE uses an administrative manager (VvE Beheer Amsterdam). Each owner has a user name and login code to log in to My VBA. All documents important for sales/purchases can be found there.

Please note! The deed of division does not permit purchase for business purposes, exploitation and division into sub-apartment rights. Room rental and withdrawal for the conversion of independent to non-independent living space are also not permitted.


From 1 January 2022, the municipality of Amsterdam will also apply a Purchase Protection Scheme. This means that if you buy a home in the Geuzenpoort after 1 January 2022, you must live in the home yourself and may not rent it out during the first four years after purchase. The starting point is the WOZ value of the home, not the sales price.

The board will ensure that this rule is complied with and will report any unlawful rental to the municipality for enforcement.

 

Also keep in mind that the deed of division sets requirements for the floor covering and soundproofing. Tiled floors other than in the kitchen area, storage room (boiler/washing machine room), bathroom and toilet area are not permitted. No changes may be made to the general area of ​​the VvE. Are you buying a home with a hard floor? Then you must be able to demonstrate that the floor meets the noise standard as stated in the Deed of Division, supplemented with the House Rules.
Ask the selling owner or real estate agent for these documents.

 

The apartments have a balcony or terrace. These belong to the general area of ​​the VvE. As the owner, you have the exclusive right to use the balcony or terrace, but you are not the owner. You may not make any permanent changes or attach items to the walls or ceilings other than those specified in the House Rules or without permission from the VvE.

 

A parking space in the underlying garage is sold with a number of apartments. Sometimes a buyer wants to buy the apartment but not the parking space. If you are not the owner of an apartment within the VvE Geuzenpoort, you cannot just buy a parking space.


Are you the owner of a parking space and do you want to sell it? This can only be done by offering it to the apartment owners by reporting this to the board of the VvE Woningen. The board must then inform the owners.
These matters are specified in the deed of division of the VvE Parkeerplaatsen.

 

Finally, we would like to point out that a selling owner and the real estate agent have a legal obligation to report matters that are important or hinder the sale or purchase. As a buyer, you have an obligation to investigate. Therefore, ask the selling owner or the real estate agent for the Deed of Division, the House Rules and any special details before purchasing.
