Faults, leaks and damage

At the VVE Geuzenpoort Woningen, the technical management is currently managed by the board. All reports of leakage, damage and malfunctions can be sent to info@vvegeuzenpoort.com. The board will inventory the problem and, if necessary, call in a technician.

 

The insurance policies of the VvE have been taken out by the VvE Geuzenpoort Hoofdscheiding and are with ABNAmro insurance.

 

As of 1 January 2021, ABNAmro has transferred the building insurance to Nationale Nederlanden. The owner's interest is also out of the insurance as of that date. You must insure this yourself. Reports are only made via the board. ABNAmro/Nationale Nederlanden do not accept individual reports.


In the event of culpable damage, the deductible will be charged to the person responsible/owner. Culpable damage includes, for example, leakage caused by drilling through pipes, damage caused by leaks during your absence without you having provided contact information. Leaking sealant edges and damage caused by insufficient maintenance by the owner are not covered by the insurance and fall under the responsibility of the owner.

Damage and malfunctions in common areas:

All reports first go to the Board.

 

Please note! As of 1 January 2020, the owner's interest is no longer insured in the building insurance. You can include this in your home contents insurance. In the event of culpable damage, the deductible will be charged to the owner. Make sure your third-party liability insurance is in order!

 

Malfunctions, damage, glass damage and leaks must first be reported in writing to the Board at vvegeuzenpoort@gmail.com.
Any other method of reporting will result in a delay in the handling.
The board will make an initial evaluation and will report to the insurance company or not. If a leak detection is carried out in the event of a leak and it turns out not to be a VvE matter, the costs for leak detection will be charged to the owner.


In the event of culpable damage, the deductible will be recovered from the owner.

 

Good housekeeping

 

This means that you take care of your own living environment. This means that you do not pollute the general area around your home, that you also keep it clean yourself in addition to the regular cleaning by the VvE, that you solve minor problems yourself.
This includes, among other things:
- that if a front door does not close, you first check whether
the locking plate in the door frame is properly positioned and adjust it if necessary;
- that you apply a drop of oil to the hinges and locks of windows and doors yourself
every now and then;
- that you first reset yourself in accordance with the
manual in the event of intercom problems. Please note: if technical management is called in and it turns out that you could have solved this yourself, costs will be charged;
- that you do not pollute your drain and do not flush down
or throw away things via the sink that pollute the general drain; - that you replace a broken light bulb at your front door yourself.
The board has light bulbs available. You probably have an Ikea
mounting bolt to unscrew the hood. If you really can't do it? Then it will be included in a larger
round. This can take some time;
- that if you are bothered by mice, you put down traps and
bait boxes yourself and/or call the GGD pest control. In any case, do not leave rubbish
outside on the balcony, terrace or gallery;
- that you report problems in the common area that you have private
use in a timely manner. Failure to report damage/damage and allowing it to
worsen can lead to partial charging for the repair.
Every owner has care and responsibility
for the common areas.

Access tokens
Every owner has received 3 tokens as standard.

U dient zelf voor een service en onderhoud zorg
te dragen. Comfort Partners waar het onderhoud was ondergebracht heeft het contract beëindigd en doet geen onderhoud/service meer bij Vve's en
particulieren.

Bij storing kan een quick fix zijn om de ketel even uit te zetten en/of te resetten. 
 

Riool en afvoerverstoppingen

contractnummer 20.10.147. Bij verstoppingen (dus geen loodgieterswerk) kunt u rechtstreeks bellen. Het contract geldt voor de hoofdsplitsing dus ook de bedrijfsruimten vallen onder het contract. Als de verstopping oorzaak is van onzorgvuldig handelen kunnen kosten worden doorberekend.
 

Schade van glas grenzend aan de algemene ruimte valt onder de glasverzekering van de VvE. Meld dit aan het bestuur op vvegeuzenpoort@gmail.com
